Listing Access FAQs
What is Listing Access?
Listing Access is REC’s seller program for owners who want to take an active role in selling their home. REC provides an onsite pricing visit, an updated Vestimate™ and comparable market analysis, MLS access and website syndication, ShowingTime scheduling, a combination lockbox, a REC yard sign and listing forms. You stay involved in the sale.
How much does Listing Access cost?
The program fee is $595 when you sign, plus 0.5% of the sale price at closing, with no minimum. REC charges no other required fees. Required professional photos and a floorplan cost approximately $200–$300, paid directly to the vendor. Optional REC services are an open house for $99 and processing your signed offer for $495.
Is this a flat-fee MLS listing?
It is similar in spirit, but not purely flat. Listing Access has a $595 fee at signing and 0.5% of the sale price at closing. It also includes a broker visit, an updated Vestimate™ and pricing recommendations, ShowingTime scheduling, a lockbox and a yard sign, so it goes beyond a bare MLS entry.
Can I choose my own listing price?
No. We list at the price in our updated Vestimate™, which is informed by recent sales. Owners who want to set their own listing price will be better served by a different program.
What if my home doesn’t sell?
If your home does not sell, nothing is owed at closing. The $595 signing fee still applies. A sale price or outcome is not guaranteed.
Are professional photos required?
Yes. Professional photos and a professional floorplan are required. REC introduces you to its approved vendor, and the cost of approximately $200–$300 is paid directly to the vendor. Your home launches after the required preparation is complete.
Who handles showings?
Buyers’ agents book showings online through ShowingTime. You confirm requests promptly; we suggest within two hours during the day. The REC combination lockbox and yard sign are part of the program.
What about compensation for a buyer’s agent?
Whether and how much to offer a buyer’s agent is your decision and is covered with you when you sign the listing agreement. It is separate from the Listing Access program fees.
Where is Listing Access available?
Listing Access is offered through REC’s Maryland brokerage. If your property is in the District of Columbia or Virginia, call or text 240-277-2900 and we will point you to the right option.
How do I get started?
Use the form on this page or call or text 240-277-2900. A REC listing specialist will confirm fit, schedule the onsite visit and explain the listing agreement. There is no obligation to submit a request.
